AMENITIES
All units are equipped with full kitchens including microwave ovens, telephones for local calls, cable TV, VCR’s, free HBO and free wireless internet access. Our powerful 802.11- b/g/n wireless signal is fully WEP encrypted for your privacy and protection. Computer not provided. Guest must supply a wireless internet enabled laptop computer or other 802.11- b/g/n capable device.
Rates include linens. Linens include weekly sheet and pillowcase changes and towel, washcloth and dishtowel exchanges on Wednesday and Saturday.
RESERVATIONS & DEPOSITS
Reservations are accepted on a first-come first-served basis and are not guaranteed until confirmed following receipt of deposit.
A deposit of 30% is required to guarantee a reservation, the balance to be paid in full upon arrival. Starting in 2022, the balance will be due 30 days prior to arrival.
A Commonwealth of Massachusetts room tax of 5.7%, a town tax of 4%, and a short-term rental tax of 2.75% will be added to all quoted rental fees.

Check in is at 4:00 PM. Check out is at 10:00 AM.

OCCUPANCY
Number of occupants must include all children and any overnight guests. Occupancy may not exceed registered guests. Our cottage facilities and private beach are for registered guests only.
CANCELLATIONS
Cancellations of reservation or any part thereof will be considered a forfeiture of the entire unit. A refund will be granted only if it is received 30 days or more prior to the scheduled arrival date.
PETS
Sorry, we don’t allow pets of any kind. We are a ‘pet-free property’, even for owners. A ‘pet-free property’ is guaranteed to be free of any pet allergens for all guests and owners. Animals are never allowed, including service animals. When a vacation rental is a “pet-free property” the laws protect the property owner and management from having to endure an “unreasonable accommodation” for allowing even service animals. Our pet-free units are guaranteeing rental guests and property owners, who may have extreme medical issues regarding animal allergies, that the property will be free of these allergens. Just as some people require a service/assistance animal for medical or mental health purposes; some people have debilitating medical reactions to animal dander or hair, which is why “pet-free properties” are specifically identified and protected under existing law.
The cost of bringing a “pet-free property” back to pet-free status is a very unreasonable burden to a property owner. It can include a deep cleaning fee; carpet cleaning the entire property; laundering all bedding, blankets, comforters, and mattress pads; cleaning of all furniture, sofas, curtains, and fabric covered items; and more…depending on the property.
These procedures would need to be performed in order to assure the medical safety of future guests and owners who have been guaranteed a pet-free environment. All such procedures would also need to be performed between the last guest checking out and the next guest checking in, which cannot be done due to the time required for this work, and would therefore also cause the property owner to lose future rents in addition to the extra cleaning expenses. Due to this, we cannot and do not allow any animals into our “pet-free property” units regardless of their work, certifications, status, disabilities, etc. The law protects property owners and management from such unreasonable burdens.
